What is a barndominium?

A barndominium is a post-frame structure built as a primary or secondary residence — combining the structural durability and wide open interior of a post-frame building with full residential finishes. Think of it as a custom home that starts with a better frame.

The appeal is practical as much as aesthetic. Post-frame construction allows wider spans than stick-built, which means larger open living areas without load-bearing walls dividing the space. It accommodates thicker insulation cavities, which means better energy efficiency. It builds faster than traditional construction, and typically for less per square foot at comparable sizes. And because the design starts from scratch, there's no standard floor plan you're adapting — it's built around how you actually want to live.

Barndominiums are particularly well-suited to the Midwest, where rural land is accessible, agricultural zoning is often favorable for residential construction, and post-frame contractors have been building to exacting standards for generations. Gingerich Structures has built barndominiums across Iowa, Nebraska, Kansas, Minnesota, South Dakota, Colorado, Wisconsin, Wyoming, Missouri, and the surrounding states — everything from compact weekend retreats to full-time family homes with attached shops and horse facilities.

Frequently Asked Questions

  • Can you get a mortgage on a barndominium?

Yes. Barndominium financing has become significantly more accessible over the past several years. The most common route is a construction-to-permanent loan, which covers the build and converts to a standard mortgage at completion — one closing instead of two. USDA rural development loans are available for eligible rural properties and often require no down payment. Farm Credit Services lends on barndominiums in agricultural areas. The most important factor is working with a lender who has experience with post-frame residential — not every lender does, and it affects how the appraisal goes.

  • How long does it take to build a barndominium?

From signed contract to a move-in-ready barndominium, most projects take five to nine months. The shell goes up relatively quickly — post-frame framing is fast. Interior finish work takes longer and depends on the complexity of your finishes and your contractor coordination.

  • Is a barndominium energy efficient?

More so than most stick-built homes at the same price point. Post-frame wall cavities accommodate 6 to 8 inches of insulation, compared to the 3.5 inches typical in standard 2×4 stick construction. Spray foam applied to the roof deck creates an unvented, conditioned attic that eliminates the biggest source of energy loss in most homes. A well-insulated barndominium in the Midwest will typically outperform a code-minimum stick-built home on heating and cooling costs — which matters when you're looking at decades of utility bills.

  • Can I build a barndominium on agricultural land?

Generally yes, though zoning varies by county. Many counties permit residential construction on agricultural-zoned parcels, particularly when the land is owner-occupied. Some counties have minimum acreage requirements or restrictions on the number of residences per parcel. We recommend a call to your county zoning office before you purchase land specifically for a barndominium — it takes fifteen minutes and can prevent a very expensive surprise.
